I get it. I know that a real estate sign that is posted at a property for sale is a sign of “having arrived”. “Yes, I’m a real estate agent and have a listing, so there… Ha… ”
You can imagine our Short Sellers surprise, when we tell them we are not “for” the “for sale” sign being posted at their short sale. There is nothing you should be embarassed about when needing to short sale or wanting to have a “strategic” short sale conducted on your behalf.
But, there is no reason to stand in the middle of the street screaming, “Hey Everyone, I know I bought my home in 2007, at the height of the market, but do to ________________(fill in the blank), I cannot afford it any longer…”
You may be wondering what might go in side of the “fill in the blank” portion? Here are a few that we have had personally in our offices.
- I was terminated from my job
- My hours have been cut
- I now have to take fur-low days
- We are taking care of my parents
- I was diagnosed with Cancer and the medical bills are mounting
- My son was diagnosed with Leukemia
- We have an adjustable rate mortgage that is due
- We have a balloon note that is about to be called
There have been so many other “scenarios”. We have those that are wanting to have us complete for them, a strategic short sale as well.
The one thing that my Short Sale team and our short sale clients can agree on is “Not having a real estate sign posted at an occupied short sale listing.”
Signs don’t sell a home. Today, the internet exposure is what sells a home. The Syndication websites sell homes. If the agent has the ability to work the internet to maximize their clients home being exposed on the net – that is what sells homes. 89% of those looking for homes are starting their search, unaided, on the world wide web.
If we place the home you are selling short on the World Wide Web, not just in the Multiple Listing Service, but in a “Strategic Way” on the Internet – it will be seen by more Qualified Buyers than other listings that have just been uploaded into the MLS – 98% of agents only do the MLS thing. “The internet? That is a whole different animal ”
Be Safe, make sure those you are hiring are actual full time and Licensed Agents, make sure they have completed short sale before. Make sure theydirectly” represent the short sale sellers and do not farm out their short sales to another third party negotiator. Call us with any questions.
