We have been working with the Banks, Corporations, Hedge funds, and Investment Groups in the Santa Clarita Valley and other Southern California Cities in the sales of their Distressed and Investment Real Estate.
Keeping a hold of a large client base does not harm our reputation amongst the corporate sellers. In fact, they are elated when they find out that we have access to a large amount of Buyers in today’s market. They also have explained that the “REO agents” that have come about because of who they know and only “bank bucks” during a foreclosure/bank owned market, lack the gear to take care of the bank/corporation as a “human”.
From the many conversations that I have had with Asset Managers and other Investment Groups – I deem this to mean that they see REMAX’s Paris911 Team as refreshing. We are there for them when they need us and they are dealing with Paris or I. We have employed a large team to handle the ancillary work, but the speaking, BPO’s, Eviction coordination, and Pre-listing work is all done by none other than the two Paris911 Team Leaders. Whom the banks hired in the first place. Also, the accountability model that we subscribe to is, “We are to blame if something is awry – No passing the buck”. We are the “Warm Fuzzie” feeling for the Asset Managers, Share Holders, and Investment Firms.
I went to one of our assets during the pre-marketing phase on 09/09/2009. During this phase, there should be no access except from those I have hired in order to complete the pre-marketing cleaning, construction, etc… So I keep a super close eye on all of the Banks and investment companies assets during this Phase of the Listing.
Which is the case in a Stevenson Ranch Foreclosure. When walking in the door I smelled Humidity. It hit me in the face like a wet shelf. I walked a bit farther and thought to myself, “I don’t remember the tile having that glossy finish..” It was not glossy, it was covered in water.
My heart rate started to increase as I listened to see if I could hear the sound of running water. I did not and needed to find the source of the water. I located a super damp location under the Kitchen sink. I made one call. I called Jerry from Bristol Builders.
Jerry operates a REO/Foreclosure Clean-out team “Bristol Builders” which is Head Quartered in the Santa Clarita Valley. Paul Atkins, whom is a GREAT AGENT and a GREAT Friend of Paris and I along with being another of our Colleagues at REMAX Referred Bristol Builders’ services to us when he found out we had been looking for a REO and Foreclosure Contractor / Clean out / Re-Hab outfit.
After I explained that I was “sole” deep in water, Jerry said, “I’ll be there in five minutes”.
After he arrived, he gave it a look, explained the issues, and then took the bull by the horns and told me that it would be taken care of and explained how. People were dispatched to dry entire bottom floor, fans were brought in, and de-humidifiers were also employed. Jerry also took a walk around the other interior plumbing fixtures in the home to verify they were not “rigged” in the same manner. Yes, it would seem a prior owner might have deliberately set the system under the kitchen sink to fail after time and flood the home.
This is what I felt like after he arrived and explained the mission parameters and how the achieving of the Goal was going to take place.
A Few times in my 17 years with the LAPD, I had been involved in Uses of Force. Some had my partner down for the count and I was left sucking wind in a Fight that seemed to last forever. As I was breathing as I could not take in enough Oxygen to support my Fight, these people, some of which were “normal”, some were Paroled from Super-Max prisons – Were not quitting, not could I.
But I was tired. In good Shape – but there is something to be said about “crazy” it seems to beat technique and “good shape” most of the time.
When I had hit the help button on my radio, I was not sure each time whether it worked or not. You see, during these types of encounters your hearing seems to shut down a bit so your bodies energy can be focused on the task at hand.
But while I thought that I could not take any more and was getting close to my physical limit – I heard sirens in the background. I heard the helicopter, I heard Motor cycle engines, I was hit with a surge of energy. " “Whew, I would think, here comes my Back-Up.”
Then just like that there were other Officers helping subdue the bad buy and get him in cuffs. That feeling is un paralleled in Real Estate.
But When Jerry did what he did – It was pretty damn close.
